Drain Cleaning
Drain cleaning costs depend on where the blockage sits, what caused it, and what equipment is needed to clear it. A simple branch line clog costs less than a main line stoppage that requires jetting. We provide a written estimate after diagnosis — no guesswork pricing.
Because the blockage was pushed through rather than the pipe wall being cleared, or because there is a structural issue — a belly, root intrusion, or a broken section — that traps debris in the same spot repeatedly. Camera inspection reveals the real cause so you can fix it permanently.
We recommend against it. Caustic drain openers usually stall above the blockage, heat the pipe, damage older cast iron, and create a chemical hazard for anyone who opens the line afterward. A mechanical or hydro jet cleaning is safer and more effective.
Most single fixture blockages clear inside an hour. A main line stoppage with a camera inspection typically takes one to two hours. Complex jobs involving jetting may take half a day. We give you a realistic time estimate before starting.
Sewer Cleaning
Multiple fixtures draining slowly at once, gurgling sounds from drains, sewage smell inside or outside, water backing up into the lowest fixtures (bathtub, basement drain), or wet spots in the yard near the sewer line path. Any of these suggest a main sewer line issue.
For most homes, preventative sewer cleaning every 18 to 24 months keeps the line clear. Homes with mature trees near the sewer line, older clay tile pipes, or a history of backups benefit from annual cleaning. Commercial kitchens may need quarterly jetting.
Absolutely. Tree roots are drawn to the moisture and nutrients inside sewer lines. They enter through joint gaps, hairline cracks, or connection points. In Seattle's lush environment, roots from Douglas firs, maples, and cedars can fill a 4-inch pipe in a single growing season.
Hydro Jetting
Only after a camera inspection. Sound cast iron and clay tile handle jetting well, but a pipe that is already cracked, severely corroded, or has active breaks needs repair first. We always check pipe condition with a camera before choosing the cleaning method.
Snaking (cabling) punches a hole through the blockage and restores flow. Hydro jetting scours the entire pipe wall clean — removing grease, scale, and debris that snaking leaves behind. Jetting restores more of the pipe's original diameter and prevents clogs from recurring as quickly.
For residential properties, every 2 to 3 years is typical unless you have recurring grease issues or root intrusion. Commercial kitchens should be jetted quarterly or semi-annually depending on volume. We can recommend a schedule based on your specific situation.
Video Inspection
Root intrusion, pipe cracks and breaks, bellied (sagging) sections, scale and grease buildup, offset joints, corrosion in cast iron, collapsed sections, and the general condition of the pipe material. The camera shows exactly where problems are and how severe they are.
Yes — especially for homes built before 1980. A sewer camera inspection before closing can reveal costly problems that a standard home inspection will not catch: root-filled lines, collapsed clay tile, bellied pipes that trap sewage, or connections that do not meet code. It is one of the best investments you can make before purchasing.

Before Your Appointment
Stop running water at every fixture so the lines are not actively filling. Do not use chemical drain openers. Clear the area under the affected sink and move stored items away from cleanout access points. Note which fixtures are affected and in what order — that information helps us diagnose faster.
Someone 18 or older should be present to authorize the work and to approve the price after diagnosis. If the cleanout is accessible from outside and you have already authorized the scope by phone, we can sometimes work without you present — ask when you call.
